The 54-hour AFH Administrator Training, compared
Every Washington adult family home applicant has to complete this course, and every school teaches the same state-mandated 54 hours. So the only things that actually differ are price, schedule and format, and those differ by about $156. Here is the comparison nobody publishes.
The short version
- It is 54 hours, and it is required before you can be licensed. DSHS sets the curriculum, so the content is the same everywhere.
- Prices run $729 to $885. That is a $156 spread for an identical certificate.
- Cheapest is Highline at $729. Most expensive is Spokane at $885, which includes the book.
- Nearly all of it is online now, via Zoom or Canvas. A desktop or laptop is required, phones and tablets are not accepted.
- Schedule is the real differentiator. Weekday, evening and weekend formats exist. Pick by what you can actually attend, because attendance is enforced.
- There is no exam. You get a certificate on successful completion, and it does not expire.
What the course is, and who has to take it
The Adult Family Home Administrator training is a minimum of 54 hours covering the licensing and management of adult family homes. Applicants and entity representatives must complete it before licensing. If you already operate a licensed home and completed the course previously, you do not have to retake it.
One useful detail most people miss: the certificate can be applied toward 12 hours of long-term care worker continuing education in the year you take the course. If you also work as a caregiver, you are knocking out part of your CE at the same time.

Prices verified directly from each school in August 2026 and change without much notice. Other DSHS-approved providers exist, including Skagit Valley College and private trainers; always confirm current price and DSHS approval before you pay.
A warning about old prices online. While researching this I found a listing quoting $290 for one of these courses. The school's own current page says $779. Third-party sites, directories and old blog posts go stale badly in this niche. Book from the school's own registration page, never from a summary you found in search results.
How to actually choose
Since the certificate is identical, choose on the constraint that will actually stop you finishing.
- If you are still working another job: Highline's evening track (5:30–9:30pm) is the only weeknight-evening option in this group. That flexibility is worth more than the $156 price spread.
- If your weekdays are impossible: Green River runs Fridays and Saturdays. North Seattle is Fridays only, which is the lightest weekly footprint if you can free up one weekday.
- If you want it over fast: North Seattle's 8 sessions across 3–4 weeks is the shortest calendar run here.
- If you want everything handed to you: Spokane costs the most but includes the book, PDF and hard copy. Roughly a wash once you account for materials.
- If price is the only thing: Highline at $729, and it also has the most session options, so you are least likely to be stuck waiting for a seat.
Things that catch people out
- Classes fill up. Several sessions I checked were already marked full with waitlists. Book earlier than feels necessary, because a full class can push your licensing date a month.
- Attendance is enforced. This is not a self-paced video course. Sessions are live, cameras are expected on, and missing sessions has consequences.
- No phones or tablets. A desktop or laptop with working audio and video is a hard requirement.
- The 54 hours is not the only training you need. Licensing also expects the 75-hour long-term care worker basic training and Home Care Aide certification (unless exempt), CPR and first aid, food safety, and 1,000 hours of documented caregiving experience. See our full license requirements guide.
- The certificate does not expire, so taking it early while you save toward the rest of licensing is a reasonable move.
What happens after the course
The training is one requirement of several, and taking it does not start your license. Once you have the certificate you still need your background check, caregiving experience attestation, building code inspection, state licensing inspection, TB test and liability insurance. Typically three to six weeks of calendar time. North Seattle runs 8 sessions over about 3–4 weeks, Green River runs 7 full days over about 4 weeks, and Highline's evening track spreads 15 shorter sessions over about 6 weeks.
Is there an exam at the end?
No exam is specified. A certificate is awarded on successful completion of the training, and the certificate does not expire. Attendance and participation are what count.
